Over the past few years, it’s become easier to qualify for a mortgage loan, down payments have lowered, and prices are climbing more slowly. For builders that are working with limited land and inventory, it’s important to get the floor plan formula and features right. Los Angeles-based general contractor Ami Harari of LA Build Corp shares a few insights below.
What are the top requests your clients have been making for new homes?
Innovations in technology are providing many exciting options for new homes. Home automation and outdoor living spaces continue to be our most popular features. In Southern California—where our firm is based—clients prioritize floor plans that allow them to relax, eat, and entertain in the temperate climate.
Are there specific areas of the home that you find your clients are willing to splurge the most on?
Yes, the parts of the home where the clients experience or interact with most often. Low voltage (home automation), kitchen, electrical, bath fixtures, and landscaping are the areas that clients tend to spend the most on, and care the most about.

What are the first three things you ask clients when you first begin to discuss their project?
What are your must haves? Will you be living in this home or is it a spec home? When are you ready to build?
With the increase in environmental changes, (e.g. extreme fires in California, climate change, rising heat, etc.) are there any new and improved methods you are using?
Windows need to meet certain ratings to comply with Title 24, and closed cell insulation has been a prominent topic.

What are the most important things to pay attention to when choosing a location for a new home?
Resale value, school district ratings, and curb appeal.
What are some up-and-coming neighborhoods where you see many clients buying homes in Los Angeles?
We’ve noticed an increase in popularity in Echo Park, Silverlake and Downtown, especially over the past five years. Whether it’s California or any other state—where there is land, there is a desire to build.
